Located in the heart of Little Venice, and situated in a handsome white Stucco fronted building, is a property that brought opportunity and challenge in equal measure. To create a viable exit, we had to engage with a disgruntled and litigious freeholder, concerned neighbours, and an aggressive first charge holder. Simultaneous to these talks were the ongoing negotiations with the asset owner who had their own distinct vision for not only the refurbishment of the property, but also for how the transaction was to be conducted. Having agreed on the structure of the transaction and exit terms, we cleared the arrears on the ground rent, service charge and mortgage, whist also releasing funds to settle an account with an antiques storage facility.
