Project Haverstock
The asset owner owned two large properties in Hampstead, which were immediately adjacent to one another. Both properties had bridging finance against them, with each facility in default with separate lenders, who had both taken possession of the properties. With one of the properties significantly undersold, despite being 90% through a detailed and stunning restoration, we agreed a package with the owner which saw the immediate redemption in full of the property which remained unsold, having negotiated away 60% of the default sums and legal charges that the bridging lender had levied against the facility. We injected further capital into the property in order to ensure that our development team were able to breathe life into the owner’s initial vision for the property, without compromise. We were able to exit this project at a price which was in excess of the owner’s expectations.
